Kings County, Washington House Sales Dashboard

This Kings County, Washington House Sales Tableau Dashboard aims to explore different kinds of House Sales from May 2014 to 2015 within King County. In this scenario, a home realtor is attempting to improve the company's regional sales in Kings County, Washington, and determine the types of homes that sell best in the area. The questions we want to answer are:

  • Where in Kings County are the best house sales?

  • What types of homes will have the most demand?

  • When are the best times to sell a home?


METHODS


Because the demand for housing can depend on the time of year and the average price of any given home, I created a dashboard to visualize the relevant information.


The dashboard features two histograms focusing on the distribution of homes sold based on the number of bathrooms and bedrooms per house. Another histogram shows the distribution of homes sold based on the sale price. A heatmap shows the average price of a home based on the house's condition and the view from the house. The final two charts are a line chart showing daily average house sales price and a map of Kings County segmented by zip code overlaid with average price.

I added an interactive calendar to the dashboard that filters the data in each chart based on the selected date. All charts can be filtered by month, but filtering on a specific day on the calendar only affects the histograms and heatmap. Additional sliders were added to the left of the dashboard that filter the histograms and heatmap based on the square footage of the living spaces and the lot, as well as the year of the home's construction.


RESULTS


Best House Locations

  • The areas with the consistently highest-selling house prices are concentrated around Seattle, Bellevue, and Mercer Island. The two zip codes that usually have the highest prices would be 98039, 98004, and 98040; all located in Bellevue or Mercer Island. The house prices in these areas range between $800,000 and $1,350,000 depending on the month, with zip code 98039 having prices consistently over $1,000,000.

Most Demanded Homes

  • The most commonly sold houses have at least 3 bedrooms, 2 to 3 bathrooms, and typically sell from anywhere between $200,000 and $550,000. Unsurprisingly, the selling price of a home increases as the rating of that home's view and condition rises, with the condition having a more significant impact on the price increase than the view.

  • The average selling price of a house increases the newer the house is. As the construction year increases, the number of worn out and badly worn homes disappears after 1965 and 1995 respectively, and the number of very good and good homes disappears after 2005 and 2009 respectively.

  • As the living space size increases, the home's price increases. The size of the lot space doesn't have a meaningful impact on the house price.

Best Times to Sell

  • The average house price in Kings Country is at its highest around November and December, with the highest average around November 30, 2014. Average house prices reach their lowest around January to February, with the lowest price being $219,000 around February 15, 2015.


SUMMARY


The best advice to give to this realtor who wants to maximize their profit would be to focus on selling homes within the areas surrounding Seattle, Bellevue, and Mercer Island, preferably during November and December when sales are likely to be higher. The best homes to sell would be homes with at least 3 bedrooms and 2 to 3 bathrooms, with an average price of around $550,000. The building should be in at least average condition and have an average view, preferably built within the last 30 years or so, and have a decently sized living space to increase the sales price.
